We offer a nationwide stated income commercial loan program unlike any other. Most property types qualify including raw land and churches. We use a common sense underwriting approach to determine whether your loan will be approved or not.
Here are the two types of loans we are looking for:
- Borrowers with poor credit are fine as long as the requested loan to value is low (50% or less) and the property is in a good location and in good condition.
- Borrowers with excellent credit qualify for a much higher loan to value (80%) provided the property is in good condition and in a good location.
Rates range from 10.5% to 12% and we charge between 1% and 2% at closing.
Loan amounts from $400,000 to $2,500,000
The loan is fixed for 15 years with no balloon and generally has a prepayment penalty of 3% in year 1, 2% in year 2, 1% in year 3 and nothing there after.
The loan may be given on a non recourse basis if the credit of the borrower is good, the loan to value is low and the property is in good condition located in a good area.
We almost never ask for tax returns or bank statements but we do verify assets.
